An exterior can look ready for paint from the driveway while hiding very different conditions up close. Peeling may be concentrated on one sun-facing wall. Caulk may have opened around windows. Lower trim may be soft from splashback. A shaded side may hold more organic growth. High gables may be sound but difficult to reach. Those conditions affect the scope, schedule, equipment, and product plan.
We begin by identifying the surfaces to be painted and the areas that require closer attention. The estimate should state whether siding, trim, doors, shutters, porch details, soffits, fascia, or other components are included. It should also distinguish routine preparation from repairs or replacement that require separate approval.
This is especially important when comparing proposals. A lower number may exclude washing, loose-paint removal, caulking, primer, difficult access, or damaged trim. A clear scope makes it possible to compare the actual work instead of only the total price.
